Just a reminder to all that the City of Surrey is having their open house to address any concerns with the proposed widening of 160th street. I STRONGLY encourage all Wills Creek homeowners, and more so those affected directly with this project from our 3122 side, to attend this meeting. It is the responsibility of the homeowners to attend, ask questions and comments on how this will affect your property and living conditions. Your council follows a democratic process

Just a few words on how your council operates. Yes, it is our council, made up of fellow homeowners and elected by you the homeowners. Our goal is to work with the best interest of all homeowners, each and every time. Our process is simply to follow a democratic road map by which we have open and healthy discussions on any or all matters before your council, many times we agree, many times we don’t. When we don’t agree it means that we must step back and revisit this issue from another angle. There is no one person who “strong arms” the meeting outcome, there is no micro management taking place at any level. There is no place in our system for micro management, this is a counter productive means of managing skilled individuals and limiting their true potential.  We function as a team, by sharing ideas, comments and information, everyone brings value to the table, as many of your council members have strong business knowledge and add professional guidance and expertise to our strengths. As such, we must also respect their available time, and try not to overload them with emails and information. Remember any decision which your council makes, will not only affect them (we are also homeowners) but it could have long term implications on future councils. We strive to make the best decisions for our homeowners and strata, always and every time.  

Your Strata Meetings

Your council encourages all homeowners to take part in our monthly strata meetings. We encourage you to participate in the “open forum” part of the meeting, to offer comments, ask questions. If you have an issue which you would like to discuss, please email your concerns ahead of time to our property manager Kelly Raby, who will ensure we set time aside to address your concerns during the open forum. Please continue to monitor this website or for notices of future strata council meetings. 

Maintenance Committee Chairperson

Our maintenance committee is looking for a homeowner to take over the responsibilities of Committee Chairperson for the remainder of the strata year. If you are interested in bringing your leadership qualities to our maintenance committee, we would enjoy hearing from you. This would also be an excellent opportunity to be involved in your community. Please contact our property manager Kelly Raby. Our goal is to have this person in position by Oct 15th.

Patio Paving Stone Refurbishment Program

Success, Success and Success. Needless to say, many of you, have commented on the success of our recent paving stone refurbishment project. We are glad that we could help to resort your outside entertainment areas and, in some case, correct the walkway leading to your front door. Your council would like to thank everyone who sent in photos and provided us insight into the condition of your rear decks and walkways. In some cases, the conditions of the rear deck area, were shocking. Obviously, this program was launched in perfect time, as I could not see homeowners enjoying these conditions. When this program was launched we had some key goals in place in which to address; safety, drainage, subsidence. This year’s program addressed some 25 (ish) homes and the main entrance at 3109. This program will continue each year until we have addressed all units within Wills Creek. For those of you, who contacted your council regarding the condition of your paving stone, rest assured as this year’s program has come to an end (we have to work within a budget) your home will be placed on the list for next years program. 

Painting Program

Wow amazing what a coat of paint will do! Your council has been provided great feedback on this project, clearly it was needed.  I must say, these homes are looking very sharp. We are working with Remdal to address the doors and small matters throughout the painting process. Your council is also working with MPDA (inspection services) to address and comment to areas which were noted during the project. I believe that the MPDA service was good value to our strata in managing a project of this nature and size.

Looking for volunteers

Our maintenance committee is always looking for more volunteers to assist with and lend a hand on small projects around the complex. If you would like to be part of this committee, please addend the next meeting or drop our property manager Kelly Raby and email and we will keep you informed.  Taking part in a committee is the best way to become involved in your community and understand the what it takes to keep our community running smoothly and cost effectively.

Waterfall Feature

We are looking for a volunteer or a few volunteers who will be able to commit to keeping the waterfall feature open all winter long?  Training will be provided to those wishing to commit to keeping the system functional this winter. If you are willing to contribute, please contact our property manager Kelly Raby by Oct 5th.  In the event, there are no willing volunteers, the waterfall feature will be drained, pumped removed, cleaned and winterized for the year. It will be scheduled to start up again in early Spring. We would also be interested in volunteers to assist in the winterization process.

Take it to the recycling center

Recently it has been brought to our attention of an unknown homeowner who deposited their large shipping boxes which contained a home fitness center, in the visitor parking area in 3122. From our discussions it appears to have been there for some time. Please see attached photos. If you are the responsible homeowner and have just let this slip by due to your busy schedule, please have it removed immediately. Alternatively, if the responsible parties will not take ownership in removing and disposing of these items, then the strata will have to contract a disposal firm to remove these items and cover the cost from within our maintenance budget.  If there are any volunteers willing to handle this disposal, the strata will cover the cost waste transfer station fees.
